This Colorado Residential Lease Agreement (hereinafter referred to as the "Agreement") is entered into on this ____ day of _________, 20____ (the "Effective Date"), by and between _________________________ (the "Landlord") whose address is ___________________________________________ for notice purposes, and _________________________ (the "Tenant(s)") whose current residence address is ___________________________________________. It is herein agreed as follows:
Premises
Subject to the terms and conditions stated in this Agreement, the Landlord agrees to rent to the Tenant the residential premises located at ___________________________________________, Colorado (the "Premises"). The Premises is to be occupied strictly for residential purposes only and for no other purpose without prior written consent from the Landlord.
Term
The term of this lease is for _________________ (_____) starting on _______________, 20____ and ending on _______________, 20____. This Agreement may be renewed or extended only by a written agreement signed by both parties unless terminated earlier in accordance with the provisions of this Agreement.
Rent
Rent is payable monthly in the amount of $__________ (the "Rent"). The first month's rent is due upon signing this Agreement. Subsequent Rent payments are due on the ______ day of each month and are considered late if received after the ______ day of the month. A late fee of $________ will be incurred for each day the Rent payment is late.
Security Deposit
A security deposit of $__________ is due at the signing of this Agreement. The security deposit shall be held according to the Colorado Security Deposit Act and may be used by the Landlord to cover damages or unpaid Rent. Maintenance and Repairs

Alterations
Tenant shall not make any alterations to the Premises without the prior written consent of the Landlord. This includes but is not limited to painting, wallpapering, and the installation of satellite dishes or antennas.
Rules and Regulations
The Tenant agrees to comply with all building, zoning, health codes, and other applicable laws for the use of the Premises, as well as any rules and regulations established by the Landlord, which are attached hereto as Exhibit A and made a part of this Agreement.
Default and Possession
If the Tenant fails to comply with any of the financial or material terms of this Agreement, such as late Rent payments or causing significant damage to the Premises, the Landlord may terminate this Agreement in accordance with Colorado law, including but not limited to the Colorado Residential Landlord and Tenant Act.
This Agreement is governed by the laws of the state of Colorado, without giving effect to its conflict of laws provisions. Both parties agree to submit to the personal jurisdiction of the state and federal courts located in Colorado.
